Plan before transport day

Delivery and site preparation are part of the project.

A home can only be delivered and installed safely when the route, placement area, foundation, utilities, permits and inspections have been planned for the exact property.

Access and transport

  • Road width, turning space, grades and surface condition
  • Gate openings, bridges, trees and overhead utilities
  • Carrier permits, escorts and delivery-day staging

Foundation and drainage

  • Manufacturer and engineering requirements
  • Compaction, level, frost, wind and soil considerations
  • Drainage away from the home and safe service access

Utilities

  • Electrical service, water, wastewater and fuel
  • Connection locations, trenching and freeze protection
  • Licensed trades, tests and inspections where required

Approvals

  • Zoning and allowed use
  • Building, transport, foundation and utility permits
  • Setbacks, easements, community rules and inspections

What a starting price normally excludes

Unless a written project estimate says otherwise, assume land, surveys, permitting, delivery, craning, foundation work, utility runs and hookups, grading, drainage, steps, decks, skirting, landscaping, taxes, insurance and project-specific upgrades are separate.

Where required, electrical, plumbing, foundation, utility and site-preparation work may be completed by licensed third-party contractors.
