1. Confirm the legal use

• Identify the authority with jurisdiction for the property.
• Ask which classifications are allowed: dwelling, manufactured home, modular home, park model RV, ADU, guest house or temporary structure.
• Record setbacks, minimum size, foundation, parking, occupancy and short-term rental rules.
• Check deed restrictions, easements, flood zones and community or HOA requirements.

2. Document delivery access

• Photograph the route from the nearest suitable public road to the placement area.
• Measure narrow gates, tight turns and the available setup area.
• Note slopes, soft ground, culverts, bridges, branches and overhead utilities.
• Ask a qualified transporter to review the route for the exact home dimensions and weight.

3. Price the prepared site

• Obtain requirements and estimates for the foundation, grading and drainage.
• Locate electrical, water, wastewater and fuel connection points.
• Confirm who is responsible for permits, trenches, hookups, inspections, steps, skirting and restoration.
• Keep a contingency for conditions that are not visible before work starts.
